Santa Monica Seafood will be Bear Flag.
Peet's Coffee will be La La Land (another coffee spot)
T-Shirt Warehouse will be upscale grocery market Erewhon.
When luxury/high-end brands enter a neighborhood with so much force, it signals that there is a demand for their items. This typically leads to higher home values and attracts more demand for conveniences and services like these.
