If you’ve ever been to the Costa Mesa Farmers Market, you know that pricing matters. When fruit is priced too high, people walk right past it. But when it’s priced just right, it sells out fast — and the seller makes more overall. The same thing happens in real estate! Homes that are priced correctly from the start attract more buyers, sell faster, and often sell for more money than homes that start too high.

According to the October 2025 Orange County Housing Report, about 66% of homes sold last month did not reduce their asking price, and those homes sold in just 16 days on average — very close to their original list price. But for sellers who had to lower their price, homes sat on the market much longer and sold for tens of thousands of dollars less. For example, a home listed at $1 million might sell for around $984,000 if priced right — but drop to $957,000 after sitting for months with multiple reductions. That’s a big difference!

Here in Costa Mesa and Orange County, the housing market is still active but moving at a calmer pace. Inventory has dropped slightly to 4,478 homes, and the average time it takes to sell a home — known as the Expected Market Time — is holding steady at about 85 days, the slowest October pace since 2019. Mortgage rates remain around 6.3%, and while demand dipped just a bit, buyers are still out there, especially for homes priced fairly from the start.
